We are Homes Direct of Arizona. We are in the business of selling manufactured housing to the public.
Our dealership is associated with one of the largest independent dealerships in the Western United States, RWG Enterprises, Dealer of the Year for Clayton Homes in 2006. This award is given not just for sales volume but for customer service, environmental displays and the overall excellence of the dealerships.
Our mission is to be an honest partner with our clients, to be a low cost provider of superior products and to provide all services necessary to complete the project.
It is also our mission to treat everyone we come into contact with respect. Our business requires long term relationships with clients, factories, contractors, banks, appraisers, venders, inspectors and employees.

What We Do
The simple answer is we do whatever the buyer needs us to do. Everyone comes to the process with differing levels of exposure and expertise. We will do as much or as little as the client needs us to do; for most clients, this means ‘one stop’ shopping where we help with the following :
New Home Selection
This includes presenting the buyers with factory floor plans and the available options. For folks who want to keep it simple (God bless them!) we are off and running in a day or two.
For those who want to customize their home (God bless them too!) there is factory customization and on site customization. Factory customization involves standard options chosen by the buyer as well as changes a few design changes to make the home unique to the buyers needs. Karten Homes is a willing partner with this customization. Many manufactured housing plants will not do even modest changes outside the standard factory options.
On site customization are construction items done after the home arrives and are done by local licensed contractors. This might include custom tile or wood laminate flooring, custom painting, on site stucco, decks, garages, awnings and more.
Land Acquisition
Max Gomez is a licensed REALTOR in the great State of Arizona and can assist in finding a suitable property for you. He specializes in raw land for manufactured housing and since buying raw land has some interesting quirks to it, representation is good thing.
Land Improvements
For those who buy raw land, meaning land that has never had a home on it, improvements are needed before and after the home arrives. These can include septic systems, utilities to the home site, coordinating the electric company’s line drop, clearing a portion of the land for a driveway and the home site, building retaining walls for FHA and VA loans, to name a few.
A site visit is scheduled with the client, the relevant contractors, and Homes Direct of Arizona to determine the scope of the project. Options and costs are discussed. The client’s choices are costed out and presented to the bank as part of the total move in package. We try to determine with the buyer the minimum move in package and work from there; depending on the buyers budget and desires there may be a garage, a work shop, minor landscaping, and the like. If there is a bank involved, whatever is in the total package has to be completed prior to the buyer taking possession of the home.
Banking
Most buyers need to finance some or all of the purchase. While financing for manufactured homes is readily available, not all banks are participate in manufactured homes financing. Financing comes in two general types.
Home only or Chattel financing secures a loan for the home without the land the home sits on being involved in the loan. Simply put, it is a signature loan much like a car loan but with longer terms available. These loans do not require appraisals, have no private mortgage insurance and closing costs are usually under five hundred dollars making these loans attractive to some buyers. These loans are done for homes going on rental property or for buyers who own their land and do not wish to tie up the land in a loan.
Land Home Financing are loans where the land and the home are financed together and the home with the property become real property the same as a site built home in a subdivision. As a land home loan usually involves several payees- the land seller, the homes seller, on site contractors – the loans are done as stage funded loans or construction loans. These loans are a one time up front close meaning all details of the project are solved –including the permit process- and all costs known prior to the beginning of the project. The loan is then closed and the project can begin with all parties having the peace of mind that the funds for partial payments along the way and final funding are available.
The Permit Process
Any building project requires local and State approval before building can begin and a series of inspections during the construction phase. Your project has to be presented in proper form the governing agencies to meet the codes and regulations they have instituted. This wonderful fact of life is called the permit process. As this process is rarely a source of joy for most buyers and because running the spectrum of departmental approvals for the uninitiated can be a form of torture, most buyers prefer to have the builder present and pull the permits.
What is important to know is that there are often substantial fess associated with new construction projects and all of them need to be revealed and included in the total project costs.
The regulations related to flood run off are controlled by FEMA, of New Orleans fame, and their regulations control where the home can be placed on the property and how high the home is set to grade in many areas of southern Arizona.
